What Our Residential Electrical Inspections Cover

A licensed electrician’s inspection goes well beyond what a general home inspection includes. We open the panel, test circuit performance, and examine specific components that a general inspector isn’t equipped to assess. Our inspections follow current electrical codes and cover the full scope of your home’s system.

Here’s what we evaluate during a standard residential inspection:

  • Main electrical panel: Breaker sizing, signs of overheating or corrosion, capacity relative to your home’s current demands, and identification of panel brands with known safety issues such as Federal Pacific or Zinsco panels
  • Visible wiring: Condition assessment for wear, damage, or outdated wiring materials
  • GFCI and AFCI protection: Ground fault circuit interrupter protection verified in kitchens, bathrooms, garages, and outdoor areas; arc fault protection checked where code requires it
  • Grounding and bonding: Checked to help give fault current a safe path out of the system
  • Outlets and switches: Tested for proper function and grounding throughout the home
  • Smoke and carbon monoxide detectors: Placement and operation checked against current requirements
  • Service entrance and meter base: Condition assessed for damage or deterioration

After the walkthrough, we review every finding with you directly. You’ll understand what we found, why it matters, and what your options are before we leave. If permitted work is involved and a West Jordan City inspection is required for code compliance, we can let you know that too.

When to Schedule an Electrical Inspection in West Jordan

Electrical inspections aren’t legally required for owner-occupied homes in Utah, but there are plenty of situations where scheduling one is the right move. Experts generally recommend an inspection every three to five years for most homes, and sooner for any home over 25 years old.

West Jordan’s housing stock spans several eras, from mid-century neighborhoods to newer construction along the 9000 South and Bangerter corridors. Older homes may have wiring methods or panel configurations that don’t meet current standards, while newer builds can still have installation issues worth confirming.

Common Reasons to Schedule an Inspection

  • Buying or selling a home: A pre-purchase inspection gives buyers a full picture of the system before closing. A pre-listing inspection lets sellers find and address issues on their own terms before a buyer’s inspector does.
  • Before or after a remodel: Confirming the existing system can handle new loads or verifying that new work was done correctly
  • Adding major new loads: EV chargers, hot tubs, and new HVAC systems all place additional demand on the panel
  • After an electrical event: A burning smell, a tripped main breaker, or persistent flickering are all reasons to have a licensed electrician take a look

Warning Signs That Call for Prompt Attention

Don’t wait for a visible problem before calling. Frequent breaker trips, outlets that feel warm or show discoloration, buzzing from the panel, and sparks when plugging in devices all warrant a closer look. Insurers and real estate transactions also commonly request documented electrical inspections.
